Michael,
I have been watching this post and thread and the responses to see which way it goes before responding to you. What I am about to write is only my opinion - FAIR?

To say you are looking to buy a home on Aruba is kind of like saying you are looking to buy a boat in the water. The question falls short and will hurt you in the end. Some things to think about:

Want to be On the water?
Want to be close to the beaches?
Want to be close to nature (Interior)?
Want a modern home?
Want acountry style home?
How large is your family?
How many days a year do you plan on using it?
Are you familiar with all of the laws surrounding this process?
If you are going to finance, will they do it on overseas property?

Some more points to consider:
On last count there are no more than 25 homes directly on the water on the whole island. This does not count the ones on the mangroves or across the street.
Water front homes are very expensive to buy and to maintain.
Homes in high areas have a rust issue due to the salinity count.

And even more points to consider:
Will you want to rent your home while not here?
That dictates the furniture you equip it with.

The list goes on and on.

I would only recommend one or two projects at the moment to anyone coming in from the USA to live here on a temporary basis.

The last two final things to look at are the locations of the developments or homes. At this point, it is wrong to take away anymore land that is even remotely close to the beaches. I for one, will never recommend "on the water" or "Across the street from the water". The last thing to look for is the behavior of the real estate offices. If they bicker on a publick "Bulleting Board" it could be an indication of the corporate or company climate.
