a good deal???
looking at a resale timeshare on mariott property, oceanside....... gold season floating weeks 18-50...
for around 8000 any thoughts asked about if the seller was all paid up, and she is mariott points dont apply on resales, is that a big deal?? i heard they changed the points system anyway.... Last edited by michelehiggins; 10-11-2010 at 04:33 PM. Reason: change mind |

www.redweek.com has Ocean Club for about that price.
RTU there is a one bedroom week at $6500. Surf Club, looks like the cheapest listing for deeded is $10,000 2 bedroom/2 bath.

Matters whether it is Ocean Club or Surf Club and if it is a 1-bdrm or 2-bdrm/lockoff. Points only matter if you don't use your unit each year and do not want to trade through Interval.
Also check to make sure what seller means by "oceanside'; to my knowledge Marriott does not use that terminology. The Marriot terms at the Ocean Club are "Ocean Front" for the units at the end of the "U" that directly face the ocean. All the other units are called "Oceanview". I also know Marriott added a Gardenview category when they built the Surf Club.

is the unit deeded for perpetuity?
if not, how many years left on the right to use contract? closing costs? lisa.....what is RTU ? and did the seller indicate to you that securing the week that you want every year is based on availability? did the seller explain to you satisfactorily about the beach palapa hut rental fees?

If she specify "Oceanside" then it is at the Surf Club because that kind of view is only available that resort...
Both the SC and the OC are "Certificate of Ownership" meaning?... They are yours forever, as long as the land lease is renewed (every 60 years). RTU= Righ To Use, meaning you only own that... the right to use the property and not the property itself. Before purchasing you need to educate yourself about TS, go to: http://www.tugbbs.com/forums/
