Right after we left Aruba this year on July 7th DW initiated the annual 'downsize' conversation... she musta caught me at a weak moment! The next Wed she had her friend 'the real estate broker' come by for a meet. Well, she had all the comps laid out and a market comparison ready. We decided to go ahead with it. Friday of that week we got all the crap together for the mortgage application.... lots of copies of stuff. Approval was no problem.
On the following Wednesday 7-20, we toured some condos that met our requirements. Some were depressing and some were promising. In the meantime I'm scrambling to get some fixes done to our house that would enhance the value and I had just been putting off. Got all those done with huge help from DW.... just can't slow her down...! Contracted the paint work to a great local guy for reasonable money.
Almost constantly checked condos on line for the area we wanted to live in... and not a lot to choose from.
On 7-26, with shaking hand, I signed the contract with our broker and had the house ready for multiple showings. Two showings the next day with feedback saying the kitchen was too small and the house was over priced. On 7-28 there were two more showings with one young couple spending nearly 2 hours at the house..... Thank goodness DW is a teacher (off for the summer) and could take the pug for an outing! The couple that spent so long made a full price offer later that evening and we accepted..... so now it became 'crunch time'...!
On 7-29 a new listing showed for a town house condo in our area of choice with an open house on Sun. On 7-30 we checked a couple of condos and one for the second time. The new listing was not going to be seen by anyone until the open house on Sun. Fortunately our broker knew the other broker and got us in to see it. It was a great fit for us so we offered 5k over list price with a deadline of 6 PM that evening..... and our offer was accepted....so no open house.... and we'll get the condo.
A few days later we finalized our 'paper dump' at the mortgage company and DW wanted to lock in the 3.5% rate that was offered and we did. Later I got an email that he was able to lock at 3.375%.... that made me happy.
Got thru all the inspections and paperwork and moving company estimates and an amazing amount of getting rid of stuff. Thank goodness I drive a truck... a load of stuff goes to Savers weekly and a load to the transfer station.....and we still have too much stuff....! And I've made a number of deliveries to our kids and other relatives.
DW wanted to buy the dining room and living room furniture that was in the condo...really great stuff and we made an offer for that and it was accepted. So we also had to liquidate a dining room and two living areas.
Packing daily and there are boxes all over the house.... cleaning my workshop and packing my tools (got a full basement in the condo) and generally stressing over all of this.
The movers will come on 9-15 and we close on 9-16....... and then I can spend lots of time unpacking.... and setting up all over again!
The best part is that 'down sizing' will not interfere with next year's Aruba trip!
Wow, you guys are moving fast! Good for you! I hope you both love your new condo.
It's funny, I told Tom I was ok with selling our camp in NH this year and after getting the interior painted and spruced up I changed my mind! The new plan is to get it on the market in the Spring. I really do admire that you both made the leap to downsize.

WOW!!! Congrats and I hope you will come to enjoy your new condo life. I think moving so fast may be a good thing so you don't have time to keep wondering about the change. Just think of the upcoming winter, no more plowing or shoveling Downsizing may help with more aruba trips as well.
