Hi there Holliesfan

I have just gone through the process of purchasing an existing home in Aruba and had the experience of finding out all the little hidden items that pop up along the way. Nothing bad or insurmountable...just things one does not think of when purchasing elsewhere. Overall the experience was good, but VERY slow.

My husband and I just purchased some property in a new 42 lot housing development in Noord through Better Homes Aruba. We have been going to Aruba a few times a year since 1992 and own a few weeks of timeshare at the Marriott Ocean Club. We bought a 466 square meter piece of property and are taking the plunge building a house. The land is in Noord and will have a connector to the property right by the police station on the road where Linda's Pancakes is. The land was around $30,000 and you can build a house from $70,000 on up. A three bedroom ranch with two baths will run around $116,000 but then there are many add ons and upgrades.There are so many nice people on these boards that have helped answer our questions. The land is about a five to seven minute drive to the beach. Of course we would have loved to buy something on the water but our budget just can't afford it. We plan on going there for vacations and then spending more time as my husband retires. There are so many people on these boards that are so willing to give of their time to help people like us who would like to own a place on the island.

This just gives you an example of a house you could build but you can build anything. If you click on land you can see the streets. That is just Better Homes Aruba, there are obviously many more. There is a man from NJ building next to us at Terra Avilla. The land is clear and the streets are ready to be paved. Hope you find something. We'll let you know how it all works out. Thanks for posting that site. It was alot of fun to look at, and more importantly food for thought! One question though, does any of the home has closets. I looked at all the plans and none have any. Did you have to add them?

We close on are land on March 4, 2008. We are going to be neighbors with Ellen as she has indicated above.

We are building the Cynthia 3 from Better Homes which has a closet connected to the master bathroom along with shelving built into the wall in the master bedroom.

We have learned so much from this website over the past few months. Members on this forum have been extremely friendly and helpful. A special thanks goes to our future neighbors Ellen and Marty and to Cheryl for giving us great advice regarding our venture.

Buying an Aruba Home

Visitors to Aruba need proof of identity and are allowed to stay up to 14 days. For citizens from countries like the United States and Canada, whose country has a visa abolition agreement with the Netherlands, the length of stay may be up to three months. Citizens of the Netherlands and Netherlands Antilles may stay on Aruba up to six months.
If you own a home, your visa can be extended up to three months, but not exceeding three months per year, if you can show Immigration Department of Aruba that you own a house and you carry or can prove you have sufficient funds to cover your length of stay.
If you want to stay longer, you need a special permission, granted by DINA to extend you stay. Each petition is handled on a case-to-case basis, and permission granted based on merits.

If you plan to come to live in Aruba as a pensioner or retiree, you could become eligible for the special admission ruling of DINA (Department of Immigration and Naturalization Services of Aruba). Both request are the same except, that to become illegible for the admission as pensioner you have to be 55 year old. As a retiree you have to be 21 years and older. To become eligible, the following are the prerequisites:
• You have to be older then 55 years as a pensioner.
• Proof of a gross income, from pension or other legal source, of minimum $ 42,135.00 per year. As retiree, bank references that applicant is financially self-supporting or any other proof that applicant will not become a burden to the Government or the community.
• Fill in 2 copies of the petition forms, obtained at DINA office.
• Show proof of payment of these two forms ($36.52 each form).
• Valid passport and identity documents.
• 2 identical pass photos.
• Certificate of conduct “police record” from the country of origin or from the country where of residence of the past ten years.
• Official birth certificate.
• Medical certificate not older than one month, certifying that applicant does not suffer from any contagious disease or mental illness, like HIV, VDRL, TBC. The HIV certificate is not compulsory for children under the age of ten and or for Dutch nationals.
• Proof of both health and accident insurance.
• Proof through a notary deed of ownership of a an adequate house on Aruba

Before the permit is granted a deposit must be paid, which varies from country to country.

Do you have a contact name for someone at Better Homes? I sent an email via their website to try to learn some information and got no reply. I was interested in finding out what you get in the houses for the prices listed - i.e. level/quality of construction, details of the kitchens, baths, whether or not there are closets, etc. There is not much information at all other than layout on the website. Any info you could share would be helpful.

so its true?

I have been to Aruba four times and LOVE THE ISLAND and would love to someday have a home on the island... I was under the impression that in order for a US citizen to become a citizen and live on island of Aruba, you had to "bring something" to the island for help of island to prosper... like a business or such . . .
So that is no longer true???? Do I understand that if my husband and I wanted to buy land and build a home - we could ??? no questions asked??
I thought the whole idea was to keep the island so it didn't become "over populated" with outsiders .....
Someone please inform me on the correct info. as my husband and I would love to "someday" build a home in aruba --- but I'm reading some threads of only being able to stay 3mos at a time?? Please correct me if I'm wrong as I only looking to get the truth...
