Re: GOLD COAST VILLAS, MALMOK

We also just purchased a townhome in Gold Coast...really excited! Got in on the ground floor..lots of freebees..hope all of the applicances actually work!!

Suppose to have their exclusive web site up sometime in the near future..hopefully the plans are the same as when we signed up.

We did look at prior builds that CasBon had completed..really nice..located in front of Aruba Racket Club.

Ours is A-24..one of the smaller townhouses but still in ARUBA!!!

We have been trying to watch for progress using Google Earth...can't see much yet
but trying to keep an eye on it!!

Keep in touch..neighbors

Re: GOLD COAST VILLAS, MALMOK

Thanks, Barry, for giving the website. We were watching casbon.com and found nothing. Looking at the new website, we found major changes in the layout of the development. The area where our townhouse was supposed to be located has changed significantly. We are now trying to reach Fito to find out just where our place will be. A little disappointed that they don't keep us updated with news and changes that have been made to existing owners. We will be going to Aruba in January to view the progress, and hopefully all of our fears will be for nothing! I guess any place in Aruba is better than none!

Re: GOLD COAST VILLAS, MALMOK

I am contemplating purchasing a townhouse at Gold Coast Villas when I will be in Aruba the beginning of January. Great to see some good news about the development. What are the freebees you referred to and were you able to purchase at less than the list price?

Re: GOLD COAST VILLAS, MALMOK

HI LEN, GOLD COAST HAS REALLY GROWN IN MANY WAYS SINCE WE STARTED THIS BOARD. AS FAR AS FREEBEES, WELL THEY HAVE CHANGED SO MANY TIMES THAT WE OUR NOT SURE. BUT THE PROGRESS OF THE DEVELOPMENT IS GREAT. THEY HAVE NOT LISTED A PRICE AS OF NOVEMBER 06. I HAVE LOOKED AT PRE-CONSTRUCTION AND THIS WAS A FARE PRICE FOR ALL YOU GET. DO YOU KNOW THE CURRENT PRICES FOR THE TOWNHOMES? THEY HAVE CHANGED SIZES CONSIDERABLY.

Re: GOLD COAST VILLAS, MALMOK

Hey, Sally

We bought a townhouse in January, put a deposit. I took a bunch of pictures and some videos. Very nice site and is selling out fast.
Mr. Fito Croes - the director of sales was "super helpful". This is probably the most impressive project in Aruban residential community. Of course I am excluding big hotel chains like Riu moving in. Construction on the island is going at insane rate. New casinos, hotels going up. Give it 3 years, the place will be the next Grand Cayman.

Re: GOLD COAST VILLAS, MALMOK

I just came back from Aruba. I reserved a townhouse. I was requested to put 10% down within a month and another 10% in the following month and so on.

I checked out other real estate websites. They all adviced that you put deposit to notary at your choice instead of the seller. They also the buyer shall never pay agent or seller directly. But from the Gold Coast website, it seems I'll have to pay the developer directly.

Do you pay the nonrefundable 10% to the developer or to the notary?

Please advice. Thank you very much.

Sue

Sales tax

I contracted for a townhouse with Cas Bon. I was told that I would have to pay the 3% sales tax with each of my payments. Is anyone else in this position? Is buying a property subject of sales tax in Aruba? Any comments appreciated.
