I am thinking of purchasing a townhouse in Aruba. Does anyone know anything about what the going rates are, and whats required to get a mortgage?

I found it better to take a home equity loan in the states and use it it to buy in aruba the rates and convience were much better

Here is my personal experience with non-resident mortgages:

1. the interest rate is ridiculous (>10%)
2. they demand a 50% down payment
3. they will only finance for 10 years
4. there are limited numbers of mortgage dollars reserved for non-residents every year and they are often gone within the first 6 months of the year so if you apply after that, you are out of luck

In short, they are not a very desirable option...
