im selling my house, really close to the beach , you can see it on remax aruba, pos abow 39-a, its really not an expensive house enough backyard for a pool.

Real Estate taxes are relatively low in Aruba compared to the US. The schools and medical care are both good. Water and electric are very expensive compared to the US.

Glad I saw your message. I notice that Cas Bon is now clearing the land for the Gold Coast Project by Tierra del Sol. Could you share concerns with me for this land/project?

And please do stay far away from FIRST OPTION (they are always running out of money and time in their projects).

Care for a condo? The view from the new building downtown is marvelous, you would want to take a look there (building has gone slow, but it seems to be just the right time now).

You can also check out the project Hans is telling you about here.

You could also try the other real estate agencies - Maurer has this nice girl (Wever last name), ReMax, Best and Solid.

Some houses in the Malmok area are also for sale, the neighborhood before you get to the lighthouse.

Kindly allow me to respectfully clarify something that apparently you have very wrong. I work at 1st Option Real Estate. What you are stating in your message is not correct. 1st Option is not a development company. It is a Real Estate company for which it has a number of units for sale in its portfolio. It does represent different developers of the island as the exclusive Realtor, but is not responsible for the construction process of a house. I do not understand how irresponsibly you are able to make such a statement. 1st Option has successfully sold the best projects of the island including Oceania Residences located on Eagle Beach which is one of the most beautiful beaches of the Caribbean. I hope that this clarification helps you to understand the work we do on the island which is done professionally, service-minded and with a lot of effort. If you have further questions, please do not hesitate to state them.

I have been watching this post and thread and the responses to see which way it goes before responding to you. What I am about to write is only my opinion - FAIR?

To say you are looking to buy a home on Aruba is kind of like saying you are looking to buy a boat in the water. The question falls short and will hurt you in the end. Some things to think about:

Want to be On the water?
Want to be close to the beaches?
Want to be close to nature (Interior)?
Want a modern home?
Want acountry style home?
How large is your family?
How many days a year do you plan on using it?
Are you familiar with all of the laws surrounding this process?
If you are going to finance, will they do it on overseas property?

Some more points to consider:
On last count there are no more than 25 homes directly on the water on the whole island. This does not count the ones on the mangroves or across the street.
Water front homes are very expensive to buy and to maintain.
Homes in high areas have a rust issue due to the salinity count.

And even more points to consider:
Will you want to rent your home while not here?
That dictates the furniture you equip it with.

The list goes on and on.

I would only recommend one or two projects at the moment to anyone coming in from the USA to live here on a temporary basis.

The last two final things to look at are the locations of the developments or homes. At this point, it is wrong to take away anymore land that is even remotely close to the beaches. I for one, will never recommend "on the water" or "Across the street from the water". The last thing to look for is the behavior of the real estate offices. If they bicker on a publick "Bulleting Board" it could be an indication of the corporate or company climate.

I sure hope Aruba's housing market isn't heading in the same direction as the US's........
