OceanZ is located up past the Windsurfing Area..........about 3/4 mile +/- past the Ritz.
When the construction of the hotel was completed, Paul and I were invited for a tour.
The place is lovely.
Although certainly not my style, (IMO a bit too quiet for my likes) it would be a great choice for many.
