    Residental property for sale -- Apts or Condo.... Not interested in house

    Hi Everyone:
    We are looking for a condo in Aruba that we could rent as well as enjoy when we travel to Aruba during the winter months, maybe even staying about 6 months a year.
    We have stayed at a few places, Divi Golf, Playa Linda, Divi Phoenix, Tamarijan, and Marriott. We like the guiet area down at Druif Beach as opposed to Palm beach.
    We looked at Harbour House and absolutely love the place, but the condo fees are too high for us to afford if we are unable to get a very good return on rentals. We looked at the Cove and the new ones that begin with a W but we didn't like those.. We decided we do not want a time share.
    Does anyone have any information on new condos going up or apartments for sale in the area of the Divi Golf, Matthews beach bar area?? Do any of the condos offer perks on resorts for owners of area condos etc... Is the new Marriott going to have residences for sale? How about the new Embassy Suites going to offer residential sale condos??

    Does the island have any issues with water/sewerage -- I assume its septic systems,?? Any assistance would be appreciated.

    I know of a condo complex, The Pearl.
    Forum member Schexc and his wife own a 1 bedroom condo there that they use sometimes and rent it out when they are not using it themselves.
    It is a lovely condo complex.
    It has a great pool area, and the units are bright and new.
    It is located near the hospital, Screaming Eagle and Aqua Windies and Zucchini Restaurant (used to be Zuzuroh).
    It is about a 400 yd walk to Eagle Beach.

    What size condo are you interested in purchasing? I know there are a few at Oceania for sale on various sites. We own a 2 bedroom at Oceania. It is quiet and pretty desirable since it is on Eagle Beach. Condo fees vary based on size of the unit. There is a lot to consider when purchasing a property in Aruba beyond condo fees and purchase price. There are several other complexes in the area, too.

    A bit of advice. Buy what you can swing financially without rental. You may get a few rentals a year but Condo market here is saturated. Once Embassy Suites opens even more condo (not timeshare) type units will be available. If you have been to Aruba recently you can see that Embassy is 'massive'. I do not know of any resort that currently offers perks to condo owners. Resorts' loyalty are to their paying guests. Good luck on your search!

    Also looking. Was on island for March/April an May and saw the huge Embassy and found out they are also building a Marriott.
    Is the Embassy private owned condos or is it a typical Embassy hotel?

    Forgot to mention. We are looking for a 1 bedroom 2 bath.... depending on price may consider 2 bed 2/3 bath but were are strongly leaning toward the 1 bedroom must have 2 baths.. descent living room so we can put in sleeper couches.... Would love to find a place that was selling furnished.

    We would agree. Purchase something that is not dependent on rental income. Anything that comes in is a bonus. That being said, we have been renting since our closing, mid 2017. So far, our rental income has covered all operating expenses every year and put some change in our pocket.

    Most non new construction condos are sold with the furniture. Ours came furnished, but now we are finally purchased furniture more to our taste.

    I agree with not relying on rental income. We purchased ours within our means. We did not intend to rent, but since there were rentals on the books, we continued to rent. There were a lot of people(not only in Aruba, but the other islands and in the US) who really struggled/or got significantly behind on taxes, utilities and condo fees during Covid because they counted on the rental income to maintain their condo.
